Certificate of insurance (COI)

Plain definition

A certificate of insurance (ACORD form or equivalent) summarizes policy types, limits, effective dates, and named insured for a third party. It may list additional insureds or waiver of subrogation when endorsements exist. The certificate is informational; coverage is governed by the policy and endorsements.

Why it matters

Landlords, clients, and venues require COIs before you start work. Errors on certificates—wrong limits or missing additional insured—can delay contracts or leave you in breach.

Example

A property manager requests a COI showing general liability and workers’ comp before your crew enters a building. You obtain the PDF from your agent after endorsements are attached.

Common misunderstanding

A COI does not amend coverage by itself. If the certificate says additional insured but the endorsement was never added, the certificate is wrong.
