This transcript explains common exclusions on renters insurance policies—situations where coverage may not apply even if you pay premium.

Renters insurance typically covers your personal property and personal liability in the rental unit, subject to limits and deductibles. It does not cover the building structure—that is usually the landlord’s insurance.

Flood damage from rising water is commonly excluded. Separate flood insurance or endorsements may be available depending on location.

Earth movement—earthquake or landslide—is often excluded unless you buy specific coverage.

Water backup from sewers or drains may be limited or excluded unless you add an endorsement.

Business property or home-based business equipment may have low sublimits. If you run a business from your apartment, ask about a home business endorsement or commercial policy.

Gradual wear and tear, pest damage, and intentional acts are routinely excluded. Insurance responds to sudden accidental losses defined in the form.

High-value items like jewelry or collectibles may need scheduled personal property listings with appraisals.

Roommates may not be covered unless named on the policy. Do not assume a partner’s policy covers your belongings.
